Our community is designed with Clemson students in mind, offering spacious floor plans, great amenities, and a friendly environment that makes college life even better.

Whether you’re moving in with friends or forming a new roommate group, we make the leasing process simple, stress-free, and 100% online.

🏡 How Leasing Works

At The Woodlands, we lease by the full unit, not by the bedroom.
If you’re looking at a 4-bedroom unit, all four roommates will sign one joint lease together.

We don’t offer roommate matching — so bring your own crew and apply together when everyone’s ready! 

✨ Step 1: Find Your Perfect Unit

Browse our Available Listings to see what’s open, then click Apply Now for the unit you want.
Each roommate will complete their own quick online application — it only takes a few minutes! 

👪 Step 2: Add a Guarantor or Provide Proof of Income

Every applicant is required to have a Parental or Sponsor Guarantor OR provide Proof of Income.

If you have an income equal to or greater than 3X the total rental amount for the unit, please upload copies of your last 3 months of pay stubs with your application.

If you do not have sufficient proof of income, you will be required to have a Parental or Sponsor Guarantor. This person (usually a parent, guardian, or other sponsor) agrees to take financial responsibility for your lease if you are unable to make payments.

Simply list your guarantor’s information on your application, and we’ll email the Guarantor Form directly to them for a quick digital signature.

This step is required for all applicants before your application can be processed.

📄 Step 3: Application Review

Once we’ve received everyone’s applications and all guarantor forms or proof of income, we’ll review your group’s file right away.
We’ll keep you updated every step of the way — no waiting or wondering.

💻 Step 4: Set Up Your Tenant Portal & Pay Fees

Once approved, each roommate will get a link to create their Tenant Portal and pay the required leasing fees:

• 💰 Security Deposit: Equal to one month’s rent per person
• 🧼 Move-Out Cleaning Fee: $125 per person
• 🧽 Carpet Cleaning Fee: $85 per person (if applicable)

✍️ Step 5: Sign & Celebrate!

After everyone’s fees are paid, we’ll email your group lease for digital signatures — quick, secure, and paper-free!
Once all roommates have signed, Woodlands Management of Clemson will countersign, and your lease will be officially complete. 🎉
